Assistant Property Manager

Description:

Manages apartment community to achieve maximum pre-determined marketing results.

Duties:

Meet Cash Flow Objectives (Maximize Revenue)

Collection of Budgeted Income

Maximize market rents and gross possible.

Minimize vacancy, delinquency, concessions, bad debts, and any other rent losses.

Plan, schedule and control expenditures in order to obtain products and services at minimum cost while maintaining quality standards.

Review and approve purchase orders and invoices in accordance with the property’s budget.

Schedule and approve vendor services.

Manage Associates

Recruit, train, and develop associates for own area and others.

Schedule maintenance service in response to resident requests with the appropriate follow-through.

Respond to resident complaints in a timely and professional manner.

Ensure that resident social activities are scheduled.

Minimize resident turnover.

Ensure timely and accurate completion of forms, reports and financial data.

Perform budgetary planning and preparation.

Supervise accounts payable and receivable.

Review the internal audit to ensure the property will achieve a minimum score of 70%.

Maintain the property at a level to achieve an excellent score on the Property Evaluation.

Approve rental applications; lease agreements and resident files according to Company policies.

Qualifications:

3-5 years of experience in apartment management.

College degree preferred, CPM, ARM or candidate.

Compliance certifications and or willingness to obtain certifications as needed and required by governing agencies.

Positive attitude and people oriented.

Must have the ability to work with and understand persons of all ethnic and educational backgrounds.

Must be able to communicate clearly and effectively (by telephone and written correspondence).

Must be well groomed, professionally attired and pleasant to work with.

Have the ability to assist On-Site Assistant Property Manager in all duties, which he/she may be assigned.
