Description: |
| Full time Maintenance Supervisor needed for multisite position. As a key member of our team, Maintenance Technicians are responsible for keeping our properties in top-notch physical condition, inside and out. Be ready to be busy!
A. Reports daily to Senior Service Director and coordinates with the On-Site Property Manager all service priorities including service requests, turnkey, move-ins, preventive maintenance, status of budgets and staffing.
B. Directly supervises all service associates (when applicable) including technicians, groundskeeper/porters, and housekeepers.
C. Has the authority and responsibility to perform the functions and tasks described in the Job Description.

Duties: |
| A. Service Requests
1. Strives to complete all resident service requests within a 24-hour period and a 100% completion ratio each week for those work orders.
2. Completes and signs service requests, the Service Data Analysis, and monitors the use of “Rate Your Maintenance Cards” by each Service Associate.
B. Punch-Outs
1. Coordinates the turnkey process for vacant units and ensures timely completion.
2. Ensures that a Market Ready Punch-Out List is filled out for each unit punched, and given to the On-Site Property Manager to be filed. Also inspects the unit after completion of the punch (if it is one punched by another associate).
C. Curb Appeal
1. Ensures that the property is free of trash at all times and that all dumpsters are compacted and/or free of visible trash.
D. Preventive Maintenance
1. Follows the IMS Management Services on Preventive Maintenance and adheres to the program schedule.
E. Maintenance Shop Standards
1. Follows the IMS Management Services policy for Maintenance Shops.
F. Maintenance Purchasing
1. Uses exclusively the vendors listed in the “Approved Vendors List”.
2. Adheres to the IMS Management Services policy for “Inventory and Stock Guidelines” whenever the property is financially able.
3. Works with the On-Site Property Manager on maintenance budget categories in order to manage expenditures.
G. Manage Service Personnel (when applicable)
1. Schedules work of service technicians, groundskeeper/porters, and housekeepers.
2. Trains and develops Associates.
3. Motivates by giving consistent feedback.
4. Conducts Performance Evaluations with the On-Site Property Manager.
5. Hires and terminates staff with the On-Site Property Manager according to IMS policy.
6. Administers disciplinary action with On-Site Property Manager, according to IMS Management Services policy.
7. Coordinates “Emergency On-Call” for the property.
8. Provides back-up support for individuals sharing in the emergency On-Call rotation.
9. Other duties as assigned by Property Manager or District Manager
H. General
1. This is a hands-on position requiring a share of completing service requests, punch-outs, etc. The Service Supervisors shall share in “Emergency On-Call” requiring 24-hour availability during the “On-Call” period. Additionally, they may be requested to help at other properties including “On-Call”.
2. Another duty required on some properties is the legal eviction of residents supervised by the local police department.
3. Other duties as may be occasionally assigned by the Service Supervisor or On-Site Property Manager.

Qualifications: |
| A. 5 yrs Previous Work Experience
1. Prefer a minimum of three years of experience in apartment maintenance.
2. Supervision experience in a similar or related field, if he/she will be supervising personnel.
3. Experience in dealing with customers or the general public.
B. Testing
1. Must be certified as a Service Tech III or IV level according to the IMS GAP Program.
C. Education/Training
1. Must be certified Universal or Type I and II for refrigerant recovery.
2. Trade school courses in HVAC, electricity, plumbing, etc., preferred.
3. High School Diploma or GED
4. Good writing and verbal skills required for ordering parts, completing work order analyses, resident communications, etc
