Description: |
| Daily management and coordination of all aspects of on-site operation for the community at which they are employed. Assist Executive Manager and/or Asset Manager and supervisors with special projects and administrative tasks. |
Duties: |
A.Help maintain the physical asset by:
1.Supervising all maintenance staff and any contract workers.
2.Supervising scheduling of maintenance work.
3.Making routine follow-up inspections of maintenance work.
4.Make routine inspections of grounds daily.
5.Supervising all vacant unit make-ready procedures.
6.Make recommendations for physical repairs, replacements, and or improvements.
7.Purchasing of supplies, materials, and equipment within budget constrictions.
8.Maintain an inventory of highly used maintenance repair parts.
9.Help create and maintain at all times a company direction designed to develop loyalty, team spirit and unity of all LEDIC Management Group personnel.
10.Other duties as assigned, which employee is capable of performing.
B.Marketing and Leasing:
1.Maintaining a continuous knowledge of all aspects of availability.
2.Supervise Assistant Manager and leasing staff.
3.Maintain current knowledge of advertising and marketing needs.
4.Supervision of the completion of all weekly and monthly reports.
5.Review all rental application for accuracy and approve or reject as per policy guidelines.
6.Make recommendations to improve marketing and leasing programs.
7.On-site training of assistant manager and leasing personal.
8.Ensure excellent curb appeal and adequate supply of rent-ready apartments at all times.
C.Resident Relations:
1.Review all resident complaints.
2.Recommend and implement a resident retention and lease renewal program.
3.Supervise move-in and move-out procedures.
4.Move in/move out inspections complete.
D.Financial Reporting:
1.Responsible for the collection of all rents.
2.Supervises bookkeeper in collections and receipting procedures.
3.Prepare “first run” annual budget preparation.
4.Prepare purchase orders.
5.Approves and prepares invoices for payment.
6.Approves all time sheets for the property.
7.Responsible for making daily bank deposits.
E.Administrative:
1.Reports required.

Qualifications: |
| The ideal candidate for this exciting position should have previous multi-family experience and must be detail oriented. Strong organizational, financial reporting and Microsoft programming skills. LIHTC experience requested. A commitment to exceptional customer service is critical along with a proven track record of strong team building skills. |
