Facilities Supervisor

HIRING RANGE: $19.85 - $22.35/hr. - DOQ includes benefits FLSA: Exempt DEPARTMENT: Administration


ESSENTIAL FUNCTIONS:
Manage facilities maintenance (Library's main campus of buildings and all branches in Mesa County), responsible for obtaining competitive bids and supervising the actual work vendors perform in the areas of: plumbing, carpentry, painting, masonry, lighting, mechanical, and electrical servicing to the organization's facilities. Responsible for all applicable codes and compliance requirements. Maintain mechanical, structural, electrical, ventilation, security, and communication systems integrity throughout all facilities owned and leased. Assist in the oversight of the Library's emergency & safety programs.

Supervise custodial and maintenance staff.

Responsible for managing the building maintenance, maintenance equipment and maintenance supply budgets.

Perform other duties as assigned.

KNOWLEDGE, SKILL, AND ABILITY REQUIREMENTS:

Knowledge of basic carpentry, drywall and painting, electrical, plumbing, and grounds maintenance
Knowledge of contractor bidding process
Knowledge of basic safety practices
Knowledge of preventative maintenance
Knowledge and proficiency in word processing software, Internet and electronic mail
Skilled in effective supervisory techniques
Ability to schedule work to be completed
Ability to work a structured schedule
Ability to communicate verbally in English with the public, co-workers and outside vendors

PHYSICAL REQUIREMENTS:
Ability to climb a ladder to a height of 30 feet
Ability to maneuver about the library in a timely fashion
Ability to bend to floor level or reach a height of 75 inches
Ability to lift up to 75 pounds from the floor to a height of 6 feet
Ability to read a minimum print size equal to 10 point
Ability to tolerate dust, mold, etc. that may have accumulated on books.

WORKING CONDITIONS:
Frequent exposure to fumes or airborne particles and may be exposed to toxic or caustic chemicals.
Must work with cleaning chemicals and must be able to properly dilute, use and ensure their own safety as well as other who may come in contact with the chemicals.
Exposure to varying conditions including extreme heat, extreme cold, rain or snow.
Regular work near moving mechanical parts

MINIMUM EDUCATION & EXPERIENCE:
High School graduation or equivalent
3-5 years of construction superintendent experience or facilities supervision experience.

HOURS:
40+ hours per week, may include some evenings and weekends

HIRING CONSIDERATIONS:

Successful applicant must have the ability to obtain and maintain a Colorado Class R driver's license.
