General Summary The Project Manager (herein also referred to as "PM") is responsible for the overall management of all company construction projects from Sales Department turnover through project handoff to the Operations department. The PM will participate in and/or lead project initiation. He/she will participate in project planning (high level) and the development of the Project Plan. He/she acts as a vocal and visible champion, legitimizes the project's goals and objectives, keeps abreast of major project activities, and is a decision-maker for the project. He/she should exude demonstrable interest in the outcome of the project and hold responsibility for securing spending authority and resources for the project. The PM provides support for company departments; assists with major issues, problems, and policy conflicts; removes obstacles; is active in planning the scope; approves scope changes; and signs off on major deliverables. The PM may elect to delegate responsibilities to other personnel either on or outside the Project Team. Activities carried out on behalf of the organization should be consistent with established Company goals. Evaluating the effectiveness of project, programs, training, and resource assignments is part of the role of the PM. Project Managers are the single source for pulling all the groups together to ensure the company meets its CSD (Committed Service Date). They are responsible for the overall project scheduling for the site. The PM provides a single primary Point of Contact to the Developer/Customer (herein also referred to as "developer") for all items throughout the entire process. The PM manages the customer relationship. Essential Job Functions/Responsibilities · Build and maintain Developer/Customer relationships · Developer/Customer primary point of contact for all construction related items · Ensure compliance with contract and related exhibits related to construction · Connexion internal primary point of contact and escalation point for property/project · Work with all Connexion internal departments to ensure successful deployment · Establish, with internal departments, a common approach to major issues that arise o Assist in resolution of problems o Coordinate and foster teamwork · Accept property/project from Sales and Development (Sales) Engineer · Verify and define project requirements · Define and maintain overall scope of work for project · Define and maintain overall project schedule - Project pla o Incorporate review process of project plan · Establish formal reporting arrangements on project progress o Receive and review detailed reports on the project · Manage the project budget, including risk allowance · Ensure timely completion of project and delivery of final product o Quality product, on time and within budget · Ensure each project is fully documented o Project plan and information systems repositories · Handoff property/project to Operations · Additional responsibilities include, but are not limited to: o Implement process changes through proper training o Control project changes following approval o Determine and manage risks to the project (risk mitigation) o Outline and coordinate effective training programs, documentation and processes o As become aware of need to change company documents and/or processes, work with internal departments to bring about those changes Knowledge, Skills & Abilities • Organizational and communication skills, both verbal and written, are essential to this role • Effective time management is critical to this role • Minimum 4 years experience with Project Management in the Communications Field • Minimum 8 years experience Managing 10+ employees • Experience managing technical and administrative teams • Experience managing and executing budgets • Ability to maintain good working relationships • Proficient in MS Office applications, Internet and e-mail o Outlook, Word, Excel, PowerPoint • Experience and use of project management software systems o Such as Microsoft Project or MS Project Web Access • Strong problem-solving skills Education & Experience · Bachelor's Degree and/or equivalent combination of education and experience which demonstrates possession of the required knowledge, skills, and abilities. · Additional training and certifications a plus |
